Buyers Checklist for Texas Ranch or Farm Land

Planning on buying a rancher farmland in the Texas Hill country area? I specialize in Kerr County and Gillespie County but travel to all various communities throughout Texas Hill country including Tierra Linda Ranch, surrounding neighborhoods such as Harper, Kerrville, Ingram and Fredericksburg. I want my buyers to be well aware of what’s out there as far as real estate and thinks to be aware of when searching, purchasing and finalizing on your perfect Texas rancher farmland. There’s a great buyers checklist for anyone in the market for lander acreage in Texas Hill country.

Understand the overall flow and layout of the land.

You’re probably not just buying a parcel of land but a house that included in the purchase. Check the layout and the flow. Does it work with your lifestyle, your daily routine and what you’re looking to get out of the property? Is it spacious enough? Will it provide enough space for your family in the future if you’re planning on either downsizing or increasing your family. Is there enough creative space for the usage of land that you’re looking for? Are you planning on having cattle, agriculture, equestrian buildings or other outbuildings? By thinking through all of these different uses for the property, you can help narrow down your search to the right piece of land.

Check the exterior of the house in any outbuildings.

Of course, you’ll have a home inspection, but on the initial showing, check the integrity of the roof shingles, tiles and siding. Are the rain gutters in good working condition? Simple things like this can tell you if the water is draining away from the home properly and is not created any structural damage to the foundation. Take a good look at how the property is maintained. If the property is in dire need of repair and TLC on the things you can see, the things you can’t see probably need even more refurbishing.

Check out the neighborhood or community.

Is the home close enough to amenities and establishments that you’ll need on a daily or weekly basis? Is the school district something you are concerned about? Are you close enough or too far away from your neighbors? You might even talk to some of the neighbors to find out more about the subdivision, community or city in which you’re buying. Talk about pros, cons, what they wish they knew before they bought and any homeowners association fees that might be associated with this community.

Think long-term.

Are you planning and living in this house for the rest of your life? Chances are, probably not. Will you have a difficult time selling in the future? If you’re planning on living in this home until you retire or pass on, will your heirs have trouble selling the property? Are there things that are deterring you from buying the property now that you can either fix up or replace? If not, those are things that will deter future buyers as well.

Before choosing a home, rancher farmland in the Texas Hill country it’s best to go through a checklist of everything that could potentially be wrong with the property, the pros and cons of the area, and understand the resell value of the land and improvements itself.     When I was growing up, my grandparents had a ranch that my family would visit every summer. I want to give that same experience to my family, so my husband and I are planning on investing in a decent size plot of land. Understanding the layout of the property is really good advice. I want to grow hay like my grandparents did, so I’ll make sure to keep that in mind.

    Texas Hill Country is a beautiful place to find that perfect piece of farmland. I used to live in Texas and would recommend it for anyone.

    I want to make sure that I get the right farmland for me. It makes sense that a thorough examination of the property would be important! That way I know exactly what I’m paying for.
