Tierra Linda Ranch Market Report for September 2016
Tierra Linda Ranch is an equestrian and Ranch community with high-end homes, a private airstrip and several community amenities such as a clubhouse, swimming pool, picnic area and tennis courts. There are over 25 miles of private roads ideal for horseback riding, hiking, and biking as well as over a dozen HOA horses along with stables and riding arenas. There is exotic wildlife such as the elegant black buck antelope and mouflon. Most of these homes are on working ranches and residents can typically claim an agricultural exemption.
As of the publishing of this post, there are 7 properties for sale in Tierra Linda Ranch priced from $309,950-$925,000. All homes are on properties of at least 5+ acres.
The lowest-priced home is located at 101 NW. Lacey Oak Pkwy. priced at $309,950. It is a two bedroom and two bath home with 1872 ft.² on just over 8 acres.
The highest priced home is $925,000 at 141 Shin Oak Way and features four bedrooms, 2.5 bathrooms and 3700 ft.² on 7 acres. All homes require monthly homeowners dues and most properties were built between the 1980s and 2000. Host homes come with either a two or four car garage and several properties feature numerous outbuildings, horse stables, and workshops.

Ingram, Texas is located west of Kerrville Texas with Highway 27 running directly north and south through the middle of this small community. Located in Kerr County, it’s home to about 2200 residents. This is the real estate market report for December, 2015 on all properties and houses for sale in Ingram Texas.
Currently there are 70 properties for sale priced from $15,000 for loss in land and $20,000 for a home to $1,702,000 for larger lots of up to 157 acres. The highest priced home is $1,375,000 for three bedroom and three bath home on Holly Hill Drive. Most of the properties are lots in land from $15,000 to about $200,000 on average. The median property price is about $115,000. Homes currently for sale were built from the 1930s to 2008.
There are 14 homes for sale price from $60,000-$1,375,000. The median home prices $229,000. Most homes are three bedroom and two bathroom between 1500 ft.² and 3000 ft.².
There are 50 lots and land for sale priced from $15,000-$1,702,000. The median land prices $115,000. Lots in this price range are between one half and 3 acres.
There are no condominiums or townhomes for sale in Ingram. There are five manufactured or mobile homes priced from $20,000-$150,000.
The average listing price was $268,394 for the week ending December 2, which represents a decline of 3% compared to the prior week and a decline of 10% compared to November. Due to the low number of listings and price ranges, finding an average and really basing sale prices on the such a small number of sales and listings can be quite skewed.
In general, a two bedroom home is about $115,000; a three bedroom $185,000 and a four bedroom between $220,000 and $900,000 based on the size of the acreage specifically. The median days on the market over the last two months have been at between 65 days and 110 days. This is down about 20% over last year at this time.

This is the market report for Tierra Linda Ranch as of December 7, 2015. There are currently nine properties on the market price from $325,000-$998,500. Primarily, homes in this community range from about $300,000 to over $800,000 depending on size, condition and acreage. Most of these homes have at least 5 acres if not more and are suitable for equestrian capabilities or are close to the airport in May feature a hanger for aircraft.
